  • U.S. Housing Supply Reaches a Six-Year High

Housing inventory is at its highest in six years, which is making a real difference for buyers in our market. In Mid-Q3, we saw new U.S. listings rise about 3% month-over-month, reaching their highest point in over four years, and total homes for sale climbed roughly 4% to levels we haven’t seen since 2020. Yet, buyer demand remained steady: pending sales held unchanged, closed sales dipped by about 1%, prices set new records, and mortgages hovered near 7%.

What’s behind these changes? More homeowners are listing as the pressure from rate lock-in eases and life events prompt moves—whether that’s downsizing, upsizing, or relocating. Sellers are adjusting to a slower market, which means buyers now have more options to compare. By Mid-Q3, around 60% of U.S. homes sold below their original asking price. This has given buyers more leverage—not just on price, but also on repairs and closing costs, or even the ability to walk away if the fit isn’t right.

While the cost to buy is still high and national demand is flat, those who are ready to make a move are finding more flexibility and room to negotiate than just a few years ago. As always, I’m committed to helping you weigh your options and make choices that fit your goals, whether you’re buying, selling, or just exploring what’s possible in Northern Utah.
