Yet, buyer demand remained steady: pending sales held unchanged, closed sales dipped by about 1%, prices set new records, and mortgages hovered near 7%.<\/p>\n<p>What\u2019s behind these changes? More homeowners are listing as the pressure from rate lock-in eases and life events prompt moves\u2014whether that\u2019s downsizing, upsizing, or relocating. Sellers are adjusting to a slower market, which means buyers now have more options to compare. By Mid-Q3, around 60% of U.S. homes sold below their original asking price. This has given buyers more leverage\u2014not just on price, but also on repairs and closing costs, or even the ability to walk away if the fit isn\u2019t right.<\/p>\n<p>While the cost to buy is still high and national demand is flat, those who are ready to make a move are finding more flexibility and room to negotiate than just a few years ago.
