We’re seeing sellers across the U.S. adjust their pricing strategies as autumn approaches—median listing price per square foot dropped about 2% year-over-year in mid-Q3, continuing a 10-month stretch of annual declines. After years of unusually rapid appreciation, many homeowners are now trimming their asking prices, which is opening doors for buyers who’ve been watching the market and waiting for the right moment. Higher mortgage rates and ongoing economic questions have led buyers to take a more measured approach, carefully considering their financing and what truly fits their needs. In conversations with colleagues, it’s clear that more sellers are open to price reductions in hopes of closing deals before winter’s typical slowdown. For those with pre-approvals in hand, this shift means a greater selection of homes and a valuable opportunity to negotiate better terms—or revisit neighborhoods that may have seemed just out of reach. My role is to help clients make sense of these changes, balance emotions with market realities, and find creative solutions that protect their interests. As always, my priority is guiding you toward decisions you’ll feel good about—today and for years to come.
